Conditions of the Rental:

1. The Lessee must submit to a credit check, remit a letter

of employment and verification of references that shall be

to Lessor's satisfaction;

2. The Lessee must subscribe to a Liability and all Risk

Tenant Insurance in the amount of 2,000,000$, of which a

copy must be given to the Lessor before occupancy; The

insurance must be valid during the whole term of the lease.

At renewal a new copy must be given to the lessor for his

files;

3. The first month's Rental shall be paid directly to the

Lessor by interac transfer at the signature of the Lease;

4. The Lease shall be prepared by the Lessor;

5. No short term leases like AirBnB or others;

6. No smoking nor animal permitted;

7. No Cannabis nor similar substances on the premises

inside nor outside;

8. BBQ are allowed on the balcony;

9. The premises must be in the same state as when they took

over the premises;

10. If the Lessee desire to repaint the condo, they must

first ask the permission and get Lessor's approval for the

color;

11. The Lessee shall respect the Building's rules and

regulations and reimburse the Lessor for any fine resulting

for the non compliance of the said rules and regulations;

12. All repairs needed following the Lessee's negligence (

except wear and tear) must be paid by the lessee;

The property is located next to the Carré Lucerne: Provigo,

Starbucks, many Restaurants, bank, Pharmaprix, Cleaners,

Royalmount and the metro station De La Savane.
