by himself;
2. The Lessor shall do a credit check on the Lessee before
the signature of the Lease and must be at Lessor's complete
satisfaction;
3. An all risk Lease and liability insurance in the amount
of 2,000,000$ must be taken by the Lessee before occupancy
and a copy of the policy must be given to the Lessor. Said
insurance must stay in force during the whole term of the
lease. At renewal, a copy of the new insurance must be
given to the Lessor;
4. The Lessor will prepare the commercial lease himself and
will have the Lessee sign at his offices;
5. No cannabis in the premises nor in the building (
consumption nor grow-up);
6. QST and GST are applied on top to the amount of the
rental;
7. The first month and last 3 months are payable to the
Landlord at the signature of the lease by e-transfer;
8. The Lessee shall respect the building's by-laws at all
times.
