Conditions of the Rental:

1. The Lessor shall do a credit check on the Lessee before

the signature of the Lease and must be at Lessor's complete

satisfaction;

2. An all risk liability insurance in the amount of

2,000,000$ must be taken by the Lessee before occupancy and

a

copy of the policy must be given to the Lessor. Said

insurance must be valid during the whole term of the lease.

At

renewal, a copy of the new insurance must be remitted to

the Lessor;

3. The Lessor will prepare the commercial lease himself and

will have the Lessee sign at his offices located at 4324

Sherbrooke Ouest #50 Westmount Qc H3Z 1E1;

4. Cannabis or similar substances in the premises or in the

building ( consumption or grow-up) is not allowed;

5. QST and GST are applied on top to the amount of the

rental;The proportionate share of the business taxes are

included in the rental;

6. The first and last months of the rental are payable to

the Landlord at the signature of the lease by e-transfer;

7. The Lessee shall respect the building's by-laws at all

times.
